DFW Real Estate Market Update: August 2026

There are two numbers worth knowing about the Dallas Fort Worth market right now, and they point in opposite directions.

There were 29,742 active listings across the metro in July, down 6.5 percent from a year earlier. Fewer homes for sale usually means sellers hold the cards. That is not what is happening.

More Than a Quarter of Listings Have Cut Their Price

In January, 16.4 percent of active DFW listings carried a price reduction. By July that figure had reached 28.3 percent. More than one in four sellers has moved off their original number, and that share has climbed every single month this year.

At the same time, homes are taking longer to sell. Median days on market ran 46 in April and 54 in July.

Put those together and you get the real picture. Supply is tighter than last year, and demand has softened faster than supply has. Fewer homes, slower sales, more discounting.

Prices Have Barely Moved

The median list price across the metro was $439,000 in July, essentially flat against a year ago at down 0.2 percent. That has been the story all year. Prices rose from $405,000 in January in the ordinary seasonal way, but measured against the same month last year they have hovered within a point of flat since spring.

This is not a market falling apart. It is a market where asking prices stopped rising and sellers are absorbing the difference through negotiation instead.

If You Are Buying

You have more room than the headlines suggest. When 28 percent of listings have already cut once, the list price is a starting position rather than a verdict. A home sitting at 54 days is a conversation, not a bidding war.

Look hardest at anything that has been on the market longer than about eight weeks. That seller has already learned something about their price, and they learned it before you arrived.

If You Are Selling

The pricing decision matters more this year than last. Almost a third of your competition has already had to reduce, and every one of those started where you are about to start.

The homes selling on time are the ones priced against what is actually moving now, not against what a neighbor got in 2024. Getting it right in the first two weeks is worth more than any amount of correcting later, because a listing that goes stale carries that history with it.

What We Are Watching

Whether the price cut share keeps climbing into the fall. It has risen every month since January. If it flattens, the market has found its level. If it keeps going, sellers are still chasing.
