DFW Real Estate Market Update: September 2026

One trend line broke in August, and it is worth pausing on before looking at anything else.

For seven straight months, the share of Dallas Fort Worth listings carrying a price cut climbed. In August it did not. The share fell to 27.5 percent, down from 28.3 percent in July. That is the first monthly decline since January, and it is the exact number we said last month we would be watching.

Prices Eased With It

The median list price across the metro dropped to $425,000 in August, down 3.2 percent from July's $439,000 and down 1.2 percent from $430,000 a year earlier. That is the lowest reading since May.

Read those two numbers together and this is not a market falling apart. It reads more like sellers adjusting earlier rather than cutting deeper later. Fewer new price cuts, and the ones already on the books pulled the median down with them.

Inventory Is Still Thinner Than Last Year

Active listings stood at 29,549 in August, down 4.4 percent from 30,913 a year ago and essentially flat from July. Supply has run below last year's level for months now, even while the price cut share climbed and then eased.

Homes Are Sitting Longer

Median days on market rose to 58 in August, up from 54 in July. That matches the 58 days recorded in August of last year exactly, so the metro has not gotten meaningfully faster or slower over twelve months. It got there by a different route this year, with more of the market moving through a price adjustment along the way.

If You Are Buying

The list price is still a starting position, not a verdict. More than a quarter of the metro has adjusted at least once this year, and a home sitting past 58 days has usually adjusted already or is about to. Ask.

If You Are Selling

The number worth avoiding is being the listing that pulls next month's price cut share back up. Fewer sellers cut in August than in July, which likely means more of them priced correctly the first time. Do the same, and you are competing against a shrinking pool of active listings rather than a growing one.

What We Are Watching

Whether August marked the top of the price cut trend or was a one month pause before it resumes. One month of data does not make a pattern. We will have September's numbers in early October.

Metro numbers are a backdrop, not an answer. What matters is your street, your price point, and your timeline. If you want to know what these figures mean for your specific home, call Nick at (469) 456-8290.
