Before we look at a single home, you need a pre-approval letter, not a pre-qualification conversation. A letter. This means your credit is pulled, income and assets are verified, and you are ready to make a credible offer the moment the right home appears.

Buyer Consultation

We sit down for 45 minutes to understand your non-negotiables, your timeline, and what winning looks like for you. This conversation shapes everything that follows and saves you from wasting weekends on the wrong homes.

Active Search

We set up MLS alerts tailored to your criteria and layer on proactive outreach: calling listing agents, watching off-market inventory, previewing homes. You get the listings everyone sees plus the ones no one else does.

Showings

We schedule strategically. We have previewed the homes, we know the neighborhoods, and we go in with a clear filter so every showing counts.

Making an Offer

When you find the one, we move fast. We walk you through every term: price, earnest money, option fee, and contingencies, then build an offer that is competitive without leaving money on the table.

Under Contract

Your offer is accepted. The option period opens, typically 5 to 10 days. We complete inspections, review findings, and negotiate repairs or credits with the seller on your behalf.
